Modon’s plans look similar on paper but behave very differently in practice:

  • 5/45/50 (Muheira) — the gentlest entry: 5% to book, 45% spread across construction, half due at handover. Best suited to buyers who want minimal upfront exposure on a sub-AED 2 million apartment.
  • 10/30/60 (most villa stock) — light during construction but a 60% completion cheque. On a AED 7.8 million Al Naseem villa that is AED 4.7 million due at handover in 2028. Viable only with liquidity or a confirmed mortgage plan — and remember the UAE Central Bank’s 50% LTV cap on off-plan lending.
  • 10/50/40 (Nawayef Park Views) — construction-weighted: you commit more capital earlier for a smaller exit payment. Suits cash buyers; the earlier money is at construction risk longer.
  • Plot purchases (Wadeem, 10/40/50) — you buy land and build your own villa. Add construction cost, design approvals and a longer timeline to your model.

Modon’s launch mechanics reward preparation: at the Bashayer release, clients registered with us before launch day secured units; those who enquired after the sell-out headlines were quoted later-release prices at a visible premium. When we negotiate with Modon’s sales team today, availability moves weekly, and we always ask which release a unit belongs to — the price ladder between phases on Hudayriyat has been steep. Site visits tell their own story: Surf Abu Dhabi and the cycling infrastructure are genuinely open and busy, while the residential districts around Nawayef remain early-stage construction. Muheira and the Maysan districts (Mayar, Thoraya) suit buyers who want island living with a shorter wait for the neighbourhood to feel finished — and earlier handovers (from late 2027).

Our read: the demand is real, not manufactured — but launch-day sell-outs also mean retail buyers often purchase in phase-two releases at meaningfully higher prices than phase-one buyers. Ask which phase you are being offered and at what price per square foot relative to the launch. For overseas investors (India, UK, US), we generally steer yield-focused mandates to Al Reem (Muheira, Maysan) where rental evidence exists, and long-horizon capital-growth mandates to Hudayriyat. Avoid the AED 19–20 million Nawayef mansions unless you are an end-user: that exit market will be thin for years.

  3. Model the full payment schedule against your cash flow, including the 40–60% handover payment and the 2% registration fee.
  4. Treat handover dates as targets; island-wide infrastructure (schools, retail) follows its own timeline.
  5. If financing, confirm eligibility within the 50% off-plan LTV cap — or track the Modon–ADIB construction-finance proposal, whose retail terms are still unpublished.
