Hudayriyat is a 3,000-hectare island about 15 minutes from Abu Dhabi’s central business district, and it is unlike the capital’s other investment areas. Where Reem is urban and Saadiyat is cultural, Hudayriyat is being built as the city’s outdoor and sporting island: Marsana beachfront, the 321 Sports precinct, Circuit X adventure park, Surf Abu Dhabi (home to one of the world’s largest artificial wave pools), velodrome, and a cycling network that hosts international events.
Modon — master developer of the island’s residential districts — has layered a housing ladder on top of that leisure base: Al Naseem beachfront villas (from ~AED 7.8m, handing over first), the Nawayef hilltop collections (villas from ~AED 6m, mansions far above), Hudayriyat Golf Estates around a PGA-certified course, and Bashayer as the island’s premium apartment-and-townhouse waterfront address. A new bridge link and the island’s road connections put the city, the Corniche and the airport within straightforward drives.
Visit the island today and the picture is half-built but legible. The drive from Al Bateen over the Hudayriyat causeway takes roughly 15 minutes outside peak hours; Marsana’s restaurants and the cycling track are already busy at weekends, while the Bashayer plot itself remains hoarded construction frontage behind the promenade line. What you can assess on foot is orientation: the promenade-front stacks face the water towards Al Bateen Beach, and upper-floor west-facing units in Buildings 5 and 6 are the ones that should hold their view past future plots on the masterplan.
