Dubai Creek Harbour is Emaar’s waterfront answer to Downtown: a marina, an urban beach, long promenades and views across the Creek towards the Ras Al Khor flamingo sanctuary, all about ten minutes from Dubai International Airport and fifteen from Downtown in light traffic. For off-plan buyers, it is currently one of Dubai’s deepest single-developer pipelines — roughly a dozen launches open for enquiry, guide prices from about AED 1.5 million, and handovers running from September 2028 into 2030.
What most guides leave out is the arithmetic: what these apartments actually rent for, what they cost to run, and how the Metro Blue Line changes the equation. This guide covers all three.
Key takeaways
- Dubai Creek Harbour pairs an operating waterfront lifestyle (Creek Beach, marina, Vida/Palace/Address hotels) with a large Emaar-managed pipeline — apartments dominate, townhouses are scarce.
- Our read of H1 2026 DLD registrations: 2,152 residential sales worth AED 6.36 billion; median price AED 2.67 million; median AED 2,581 per sq ft. Off-plan was about 70% of activity.
- Completed Creek Harbour apartments gross roughly 6–7% on long lets; service charges on newer Emaar waterfront towers typically run AED 15–22 per sq ft per year.
- The Metro Blue Line is under construction with a planned opening on 9 September 2029 and a landmark Creek Harbour station — several current launches hand over around that window.
- Choose the sub-district before the tower: Creek Island, Creek Beach and the newer park-led neighbourhoods (Green Gate) serve different buyers.
Creek Island is the mature heart — marina, promenade, hotels, cafes and the community’s most established residential towers. Best for buyers who want the finished waterfront experience and the deepest resale and rental evidence.
Creek Beach is lower-rise and family-paced, organised around the urban beach, lawns and play areas. Suits end-users with young children and buyers who prioritise a relaxed setting over skyline drama.
The green districts (Green Gate and neighbouring phases) extend the community inland around landscaped parks and sports facilities, with newer releases such as Montiva and Albero. Entry prices are keenest here; the trade is a longer walk to the water and a neighbourhood still filling in.
Guide prices as of late September 2026, all by Emaar or its hospitality brands; starting prices move by release, floor and view.
| Project | Homes | Guide from | Handover | Payment plan |
|---|---|---|---|---|
| Montiva (Green Gate) | 1–3 bed, ~755–1,910 sq ft | AED 1.50m | Sep 2029 | 10/70/20 |
| Oria | 1–3 bed, ~749–1,726 sq ft | AED 1.60m | Sep 2028 | 10/80/10 |
| Arlo | 1–3 bed + townhouses, ~705–3,275 sq ft | AED 1.70m | Oct 2028 | 10/80/10 |
| Valo | 1–3 bed, ~751–2,046 sq ft | AED 1.79m | Sep 2028 | 10/80/10 |
| Silva Tower | 1–3 bed + townhouses | AED 1.79m | Sep 2029 | 10/70/20 |
| Creek Bay | 1–3 bed, ~734–2,438 sq ft | AED 1.80m | Apr 2030 | 10/70/20 |
| Altan | 1–3 bed + townhouses, up to ~4,165 sq ft | AED 1.81m | Jul 2029 | 10/70/20 |
| Albero | 1–3 bed | AED 1.81m | Sep 2029 | 10/70/20 |
| Creek Haven | 1–3 bed | AED 1.86m | Mar 2030 | 10/70/20 |
| Lyvia by Palace | 1–3 bed + townhouses | AED 2.0m | Jul 2029 | 10/70/20 |
| Address Residences DCH | 1–3 bed + townhouses, up to ~3,554 sq ft | AED 2.0m | Jan 2029 | 10/70/20 |
The entry band is narrow — about AED 1.5–1.86 million separates the whole unbranded range — so the real decision is layout, view corridor, sub-district and handover timing, not the headline price. On payment plans, note the fork: 10/70/20 leaves 20% for completion, while Oria, Arlo and Valo’s 10/80/10 leaves only 10% — on a AED 2 million home, the difference is AED 200,000 versus AED 400,000 due at handover, with correspondingly heavier construction instalments.
The completed phase of Creek Harbour (Creek Island and the first Creekside towers) gives usable evidence: one-bedroom apartments in established buildings rent broadly in the AED 90,000–115,000 range and two-bedrooms around AED 130,000–170,000 depending on view and finish, implying gross yields of roughly 6–7% against current values — a solid figure for a master-developed waterfront district.
Service charges on newer Emaar waterfront towers typically run AED 15–22 per sq ft per year (check the building’s approved figure on the Dubai REST app / Mollak). Worked example: an 800 sq ft one-bedroom bought at AED 1.8 million, rented at AED 100,000, with a AED 17/sq ft charge (AED 13,600), a 6% vacancy allowance and 5% management nets roughly 4.7–5.2%. That is the honest number to compare against alternatives — and it is why the view-protected, well-managed units that hold rents matter more than the cheapest entry ticket.
Creek Harbour today is a car-and-taxi community with good road access to Festival City, Downtown and the airport. The Dubai Metro Blue Line, under construction with a planned opening on 9 September 2029, changes that: the Creek Harbour station is designed as a landmark stop serving an estimated 40,000 residents, with projections above 70,000 daily passengers by 2040. Oria, Arlo, Valo and Address Residences all target completion within months of that window — a genuinely useful alignment for buyers underwriting a 2029–2030 handover.
Dubai Square, the planned retail destination linked to Creek Tower, has completed detailed design but has no announced opening date; treat it as long-term upside, with Festival City Mall covering serious retail needs today. The larger near-term consideration is supply: with most launches completing across 2028–2030, first-year rental competition will be real. Units with protected Creek or skyline views, efficient layouts and direct beach or park access will separate from the generic stock.

The lifestyle case is already demonstrable rather than promised. Creek Marina’s promenade is lined with cafes and restaurants; Creek Beach operates as a genuine urban beach with lawns, play areas and sunset views back towards the Downtown skyline; and the Vida, Palace and Address Grand hotels give residents rooftop pools, dining and weekend territory within walking distance. The Ras Al Khor Wildlife Sanctuary across the water — flamingos against a city skyline — gives the district a natural edge no inland masterplan can copy. Supermarkets, salons and convenience retail already operate on Creek Island, and Dubai Festival City Mall covers full weekly shopping, cinema and family entertainment a short drive away.
Families should note the one gap: on-site schools are planned but not yet operating, so households currently bus or drive to established schools in Festival City, Garhoud, Al Jaddaf and Nad Al Sheba. Test the morning route from the exact tower before choosing.
Our site visits here are timed deliberately: the promenade at sunset, when the skyline view does its best selling; Creek Beach on a Saturday morning, when family demand is visible in person; and the Festival City junction at 5:30pm, when the commute reality shows itself. Towers closest to the marina walkway carry a vibrancy premium; the stacks facing the sanctuary get flamingos and silence — buyers consistently split on which is worth more, which is exactly why we take clients to both.
The waterfront end-user. Professionals and families wanting a calmer, greener alternative to Downtown with genuine daily-life amenity. Two- and three-bedroom apartments at Altan, Silva or the branded releases are the natural formats; townhouse buyers should move early — the format is scarce here.
The multi-year growth investor. You are buying Emaar delivery, a metro-aligned handover and a community still completing. Model net yields around 4.7–5.2%, hold through the first supply wave, and let the Blue Line and district maturity do the work.
The branded-residence buyer. Address and Palace branding add service, arrival experience and resale identity for a guide premium of roughly AED 150,000–500,000 over comparable unbranded stock. Worth it if you will use the service; questionable if the unit is a pure rental.
Creek Harbour or Dubai Hills Estate? The two compete for the same families. Choose Creek Harbour for waterfront, views and the metro story; choose Dubai Hills Estate for established schools, a hospital and the park-and-mall routine today. Creek Harbour is the earlier-cycle buy; Dubai Hills is the finished one.
Who should pause: buyers who need an operating school run and metro access today, and pure yield investors — Creek Harbour’s ~4.7–5.2% net trails Dubai’s mid-market communities. You are buying quality and a 2029 infrastructure window, not maximum income.
An illustrative brief we see often: a family choosing between a 2028-handover two-bedroom with 10% left at completion and a newer release with instalments running into 2030. The deciding factors were school timing and cash flow, not price per square foot — the metro window rewards the buyer whose life timeline matches the build.
Expert view from Bramwell & Partners
"Creek Harbour is one of the few Dubai districts where we are comfortable advising clients to buy a view premium — the Creek and skyline corridors are genuinely durable. What we push back on is paying branded pricing for unbranded exposure, and assuming the 2029 metro opening lifts all boats equally. It will lift well-located, well-managed buildings first. We shortlist on view protection, layout efficiency and the service charge per sq ft, in that order."
Yes, for buyers comfortable with a 2028–2030 completion window. It combines Emaar master development, an operating waterfront lifestyle, strong recent transaction activity (AED 6.36 billion in H1 2026 registrations) and the Blue Line opening planned for September 2029. Returns depend on unit selection, entry price and net-of-charges yield.
H1 2026 DLD registrations show a median of about AED 2,581 per sq ft, with a median transaction of AED 2.67 million. Current off-plan guide prices start from AED 1.5 million for one-bedroom apartments.
Completed apartments gross roughly 6–7% on long lets. Net of service charges (typically AED 15–22 per sq ft), vacancy and management, a well-bought one-bedroom nets around 4.7–5.2%.
Not yet. The Blue Line is under construction with a planned opening on 9 September 2029 and a landmark Creek Harbour station. Until then, the community is best used by car or taxi, with strong road links to Festival City, Downtown and DXB airport.
Most current launches use 10/70/20 (10% booking, 70% construction, 20% handover); Oria, Arlo and Valo use 10/80/10, leaving a smaller completion payment. Add the 4% DLD fee and furnishing to any cash-flow plan.
Yes. Creek Beach, promenades, parks, pools and play areas suit children well. Families currently use schools in Festival City, Garhoud, Al Jaddaf and Nad Al Sheba; on-site schools are part of the masterplan. Test the morning school run from the exact building.
Yes — it is a designated freehold area open to all nationalities, and purchases of AED 2 million or more can support a Golden Visa application subject to current rules.
