The UAE's new ranking as the world's leading emerging family office hub, scoring 74 out of 100 in Global Citizen Solutions' 33-jurisdiction study and outscoring the United States and the United Kingdom, has a distinctly Abu Dhabi dimension. While Dubai hosts the volume, the capital is where long-horizon family wealth is increasingly choosing to live.
Abu Dhabi Global Market, the international financial centre on Al Maryah Island, has built a dedicated family office regime on English common law foundations, including a single family office licence that lets families manage wealth without full regulatory requirements. ADGM reported 3,227 operational entities by December 2025, up 43 per cent year on year, and the property market around it has responded with the strongest half-year in the emirate's history.
The strongest half-year on record
Abu Dhabi recorded AED 117 billion in real estate transactions in H1 2026, up 112 per cent year on year. Residential unit sales reached AED 70.4 billion against AED 25.3 billion in the same period last year, with off-plan purchases accounting for 89 per cent of that value. First-quarter sales alone jumped 160 per cent, and the regulator ADREC now oversees 50 designated investment districts.
The driver profile matches the family office thesis: international buyers accounted for 80 per cent of Aldar's UAE sales in H1 2026, worth AED 7.6 billion. This is not domestic churn; it is arriving global capital.

The two-horse race: Modon and Aldar
Modon Holding produced the result of the year: AED 23 billion of UAE sales in H1 2026, making it the country's top-selling developer ahead of Emaar, with group sales of AED 26 billion growing 2.6 times year on year and a record backlog of AED 65.4 billion. Its Hudayriyat Golf Estates launch took more than AED 13 billion within days, the highest publicly recorded residential launch in UAE history, selling approximately 1,700 residences. Tara Park on Reem Island sold out all 834 apartments across two phases, and Bashayer on Hudayriyat sold out in a single day in December 2025, raising AED 3 billion.

Aldar Properties remains the institutional anchor: AED 15 billion of off-plan sales in H1 2026, a revenue backlog of AED 71.6 billion, first-quarter net profit up 24 per cent to AED 2 billion, and a US$1 billion Apollo transaction strengthening its income portfolio. Its map covers Saadiyat Island's cultural district, Yas Island, Al Raha Beach and five megaprojects announced in May 2026, and its AED 38 billion expansion into Dubai through the Dubai Holding joint venture gives buyers a developer with national scale.
Beyond the big two
Abu Dhabi's top ten developers account for roughly 90 per cent of off-plan primary sales, about AED 51 billion in H1 2026. Behind Modon and Aldar sit Al Ain Properties (AED 3.4 billion), Imkan (AED 3.0 billion, with design-led waterfront communities), Eagle Hills (AED 2.9 billion, led by Ramhan Island), Bloom Holding (AED 1.6 billion, anchored by the Bloom Living master community), SAAS Properties, ORA, Lead Development and Radiant Real Estate. More than 20 private projects launched in early 2026 added around 4,000 units, and Sobha Realty has now entered the emirate with a waterfront community at Al Bahiya.
By district, Hudayriyat Island led H1 2026 with approximately AED 19 billion of sales, ahead of Saadiyat at AED 13.3 billion and Yas at AED 7.3 billion. Buyer protection has kept pace with growth: ADREC-supervised escrow accounts release funds only against verified construction milestones, and 2026 brought the emirate's first registered off-plan mortgage frameworks through Aldar with ADCB and Modon with ADIB.
Where family offices buy in the capital
Family capital in Abu Dhabi concentrates on scarcity assets: cultural district residences on Saadiyat, where prices rose 18.3 per cent in the past year, waterfront positions on Al Maryah within walking distance of ADGM itself, canal-front villas on Yas, and estate mansions on Hudayriyat. Citywide, residential prices grew 17.3 per cent in 2025 and apartment rents climbed around 32 per cent, on total 2025 transactions of AED 142 billion, up 44 per cent across 42,814 deals.
The pattern differs from Dubai. Abu Dhabi's supply is released in measured phases, density in prime districts is deliberately low, and the buyer profile skews toward end users and long-horizon holders. For a family office, that combination reads as preservation first, appreciation second, yield third.
Our view
This is our home market, and we have advised through every phase of its cycle for seven years. What we see in 2026 is a market that has moved from emerging to institutional without giving up its scarcity discipline. Families establishing structures at ADGM are acquiring residences on Saadiyat, Al Maryah and Yas in the same mandate, and we expect that pairing of structure and asset to define the capital's prime market for the rest of the decade. If you are considering that move, our team advises on both the sequence and the selection.
