Al Raha Beach Area Guide: Apartments & Waterfront Living

Al Raha Beach Area Guide: Apartments & Waterfront Living

Written by the Bramwell & Partners advisory team, Abu Dhabi real estate advisors. Last reviewed: October 2026.

Al Raha Beach is Aldar's flagship completed waterfront community: a string of apartment precincts along the E10 highway between downtown Abu Dhabi and Yas Island, with around 11 kilometres of coastline, canals, and boardwalks. Unlike most areas we write about, nothing here is a promise, Al Bandar, Al Muneera, and Al Zeina are finished, occupied, and tradeable today. This Al Raha Beach area guide covers prices, rents, lifestyle, and the honest trade-offs.

For buyers who want waterfront apartment living without off-plan risk, Al Raha Beach is usually the first community we walk clients through. It combines genuine beach access, a mature tenant base of airline staff, professionals, and families, and some of the most liquid apartment stock in the capital.

Key takeaways

  • Al Raha Beach is a completed Aldar waterfront community on the E10 corridor, about 15 minutes from downtown Abu Dhabi and 10 minutes from Yas Island.
  • Apartments range roughly from AED 700,000 for smaller one-beds to AED 3.5 million-plus for large waterfront three-beds and duplexes.
  • Gross rental yields are typically in the mid-to-high single digits, among the strongest of Abu Dhabi's prime waterfront districts.
  • Fully completed infrastructure: no construction risk, but also less capital-growth runway than newer islands.

Location and Connectivity

The community sits directly on the E10 (Sheikh Zayed bin Sultan Street), the main artery connecting downtown Abu Dhabi, Khalifa City, and Yas Island. Drive times are genuinely short: around 15 minutes to the Corniche, 10 minutes to Yas Island, and about 15 minutes to Zayed International Airport. The Dubai highway is equally direct, which is why a meaningful share of residents commute to Dubai.

The Three Precincts Compared

Al Raha Beach is not one homogeneous product. Understanding the precincts is the difference between a good purchase and an average one:

PrecinctCharacterBest forRelative pricing
Al BandarMarina-facing towers around a private marina basin; lively, nautical feelProfessionals, boat owners, rentersMid-range for the community
Al MuneeraDirect beach access, beach club, mix of apartments and townhousesFamilies and end-users wanting the beachUpper-mid; beachfront premium
Al ZeinaLargest precinct; private beach, extensive gardens, family facilitiesFamilies; strongest amenity baseMid to upper-mid

Al Zeina tends to offer the best amenity-per-dirham for families, while Al Bandar's marina apartments are the perennial rental workhorses. Al Muneera's beachfront units command the premium they deserve, and hold it on resale.

Al Raha Beach Prices and Rents

Indicative ranges based on current listings and recent transactions we track:

Unit typeTypical purchase range (AED)Typical annual rent (AED)
1-bedroom apartment700K – 1.1M55K – 80K
2-bedroom apartment1.1M – 1.8M80K – 120K
3-bedroom apartment1.8M – 3.5M+120K – 200K
Townhouse / duplex (Al Muneera)3M – 5M+180K – 280K

These are planning ranges, not quotes, view orientation, floor, and building condition move individual units meaningfully. Beach-facing and marina-facing units trade at the top of each band and lease faster.

Lifestyle and Amenities

The everyday offer is strong: private beaches at Al Zeina and Al Muneera, the Al Bandar marina, kilometres of canal-side promenade, gyms, pools, and the Al Raha Beach retail strip with supermarkets, cafes, and clinics. Al Raha Mall and the larger Yas Mall are both minutes away. Schools in the Al Raha corridor, including well-regarded international options, make this one of the capital's most practical family districts.

The honest downside: the community fronts a busy highway on its inland side, so inland-facing units carry traffic noise that waterfront units avoid. We always tell clients to view the actual unit, not just the precinct.

Investment Case

Al Raha Beach is an income-first investment. Tenant demand is deep and diversified, airline crew, oil and gas professionals, teachers, and families, and the completed status means zero delivery risk. Gross yields in the mid-to-high single digits are achievable on well-bought one- and two-beds, comparing favourably with Saadiyat and Yas Island equivalents.

The counterweight is capital growth: as a mature community, Al Raha Beach appreciates with the broader Abu Dhabi market rather than outperforming it through development milestones. Investors seeking development-driven upside should compare it against the newer island launches on our off-plan page, while those seeking income can review current income-producing listings.

New Supply Nearby: What It Means for Al Raha Beach Resale

Buyers rightly ask whether new launches will undermine resale values here. The Al Raha corridor continues to see selective new development, including Aldar's Gardenia Bay on the Yas Island edge of the corridor, and the broader Abu Dhabi pipeline is active. Our read:

  • Apartments compete on amenity. New launches will lease and sell on novelty, but Al Raha Beach's beaches, marina, and mature landscaping cannot be replicated by a new tower. Beachfront Al Zeina and Al Muneera stock is the most insulated.
  • Older buildings face charge pressure. As plant ages, service charges and special works become the variable to watch, check sinking fund health building by building.
  • Price anchoring helps sellers. New off-plan launches in the corridor are typically priced above current Al Raha Beach resales per square foot, which anchors resale values upward rather than undercutting them.

Net: we do not see new supply as a threat to well-chosen Al Raha Beach units, and the completed status remains the community's core advantage over anything still on a render.

Practical Tips for Viewing Units Here

Al Raha Beach rewards buyers who view methodically. Our standard advice: visit at two different times of day to assess highway noise on inland-facing stacks; ask for the service-charge history of the specific building, not the precinct average; check balcony condition and waterproofing on older waterfront stacks; and, for investment purchases, ask what identical units in the same stack are actually achieving in rent, listing prices and achieved rents diverge more than portals suggest. Compare parking allocations too: second spaces carry real rental and resale value in this community, and not all one-beds include them. Finally, walk the promenade and beach facilities yourself before offering. Amenity condition varies more than buyers expect between precincts, and the state of the shared areas is the clearest predictor of how a building's service charges will evolve over the next five years, which is precisely the cost line that determines your net return.

Verdict

Al Raha Beach is the capital's safest waterfront apartment purchase: completed, liquid, amenity-rich, and yield-competitive. Buy here for income and lifestyle certainty; look to newer islands if development-stage capital growth is the priority. Either way, precinct and view selection matter more here than almost anywhere else in the emirate.
