Bashayer is the project that proved Hudayriyat Island could sell at scale. When Modon opened the first phase of this waterfront community in December 2025, it sold out in a single day, generating around AED 3bn in sales. Buildings 1–4 are gone. The final release, Buildings 5 and 6, launched on 16 July 2026, is the last opportunity to buy into Bashayer directly from the developer before the conversation moves to resale and assignment pricing.
This review is written from Abu Dhabi, for buyers who want the full picture: what is actually being sold, what it costs per square foot, how the payment plan behaves in cash terms, who the project genuinely suits, and what could go wrong. If you are short on time, the summary box below carries the essentials.
Key takeaways
- Bashayer is Hudayriyat Island's first ultra-premium waterfront residential community: roughly 330 apartments plus 157 villas set along a 3.5 km promenade.
- The final Buildings 5 & 6 release offers 1–3 bedroom apartments, 4-bedroom penthouses and 2–4 bedroom townhouses, with the largest homes reaching about 5,350 sq ft.
- Prices start from AED 2.35m; Modon's published plan is 50/50, a low booking payment, construction instalments, and 50% at handover.
- Handover is guided for late 2029 to 2030 depending on building and product type; confirm the contractual date in your SPA.
- Every home exceeds the AED 2m Golden Visa threshold, and ownership is freehold for all nationalities.
- Best suited to waterfront end-users and 4+ year investors; less suited to buyers needing near-term rental income or a quick exit.

What is actually for sale in Buildings 5 & 6
Most coverage of this launch stops at "apartments and townhouses". Here is the working detail. The final release spans six product types, and they behave as three different purchases:
| Unit type | Indicative role | Who it fits |
|---|---|---|
| 1-bedroom apartment | Entry point; from ~AED 2.35–2.5m | Investors, couples, pied-à-terre buyers |
| 2-bedroom apartment | Core family/investor format | Small families, professional tenants |
| 3-bedroom apartment | Premium apartment living | Families wanting space without a villa |
| 4-bedroom penthouse | Statement residence, skyline/water views | High-budget end-users |
| 2-bedroom townhouse | House-style layout at community scale | Buyers wanting privacy at a lower ticket |
| 4-bedroom townhouse (to ~5,350 sq ft) | Villa-scale space beside the promenade | Larger families; the final release's flagship |
The wider Bashayer community also includes 4–5 bedroom villas (guided handover around Q1 2030), which trade in a different bracket entirely. Modon's published materials have moved prices upward between phases, one-bedrooms listed from AED 2.35m at the original launch appear from around AED 2.5m in current developer material, so treat any figure you read, including ours, as indicative until you hold a dated price list for a specific unit.
Prices, payment plan and the cash-flow reality
The headline plan is a 50/50 structure: roughly 10% on booking, about 40% across construction milestones, and 50% at handover. On an illustrative AED 2.5m one-bedroom:
| Stage | Share | Cash due (AED 2.5m example) |
|---|---|---|
| Booking | ~10% | ~250,000 |
| Construction instalments (milestone-linked) | ~40% | ~1,000,000 over the build |
| Handover (guided 2029–2030) | 50% | 1,250,000 |
| Registration (typical buyer share, ~1% ADREC) | , | ~25,000 |
Three observations from the advisory desk:
- The 50% handover weighting is a financing decision, not just a payment date. You have roughly three years to arrange a mortgage, refinance another asset or accumulate the balance, but a bank valuation below your purchase price at completion means covering the gap in cash. Model that scenario now, not in 2029.
- The Modon–ADIB construction-finance facility announced in July 2026 (up to 75% bank funding on future Modon launches) does not currently name Bashayer. Plan around the published 50/50 schedule unless Modon confirms eligibility in writing.
- Price-per-square-foot discipline still applies. On current guidance, Bashayer apartments price at a premium to Reem Island apartment stock and broadly in line with prime Saadiyat, you are paying for waterfront, scarcity and the Modon masterplan. Ask for the exact unit's internal area and divide before you compare it with anything.
Location: why Hudayriyat Island is the story
Hudayriyat is a 3,000-hectare island about 15 minutes from Abu Dhabi's central business district, and it is unlike the capital's other investment areas. Where Reem is urban and Saadiyat is cultural, Hudayriyat is being built as the city's outdoor and sporting island: Marsana beachfront, the 321 Sports precinct, Circuit X adventure park, Surf Abu Dhabi (home to one of the world's largest artificial wave pools), velodrome, and a cycling network that hosts international events.
Modon, master developer of the island's residential districts, has layered a housing ladder on top of that leisure base: Al Naseem beachfront villas (from ~AED 7.8m, handing over first), the Nawayef hilltop collections (villas from ~AED 6m, mansions far above), Hudayriyat Golf Estates around a PGA-certified course, and Bashayer as the island's premium apartment-and-townhouse waterfront address. A new bridge link and the island's road connections put the city, the Corniche and the airport within straightforward drives.
Visit the island today and the picture is half-built but legible. The drive from Al Bateen over the Hudayriyat causeway takes roughly 15 minutes outside peak hours; Marsana's restaurants and the cycling track are already busy at weekends, while the Bashayer plot itself remains hoarded construction frontage behind the promenade line. What you can assess on foot is orientation: the promenade-front stacks face the water towards Al Bateen Beach, and upper-floor west-facing units in Buildings 5 and 6 are the ones that should hold their view past future plots on the masterplan. The one-day, AED 3bn sell-out of the December 2025 release (Modon's own announcement) tells you how quickly the best stacks will go, arrive with your shortlist ranked, not blank.
For an owner, this matters in two ways. Day to day, you get beach, promenade and sport without getting in a car. For resale or rental, you own in a district with a single, government-backed master developer and a visible, funded build-out, the same formula that underwrote value on Yas and Saadiyat a decade ago.

Scarcity with proof of demand. A one-day, AED 3bn sell-out of phase one is the strongest demand signal any Abu Dhabi launch has produced in this cycle. Final-phase stock is the last developer-direct inventory.
The island ladder supports pricing. When townhouses on the same island start above AED 4m and villas above AED 6m, a AED 2.5m waterfront apartment has structural price support from its own neighbourhood.
Tenant depth is credible, not speculative. Hudayriyat's appeal, beaches, sport, short CBD commute, targets senior professionals and families, the same tenant base that keeps Saadiyat occupancy high. Abu Dhabi rents rose around 15% year on year in Q1 2026 (CBRE), with apartments leading demand.
Golden Visa and freehold access. Every unit clears the AED 2m threshold, and any nationality can own outright, relevant for overseas buyers structuring a UAE base.
Honest counterweights. This is a 2029–2030 asset: zero income until handover. Entry prices already reflect much of the island story, so five-year returns depend on Hudayriyat maturing on schedule. And the island's pipeline is substantial, Nawayef, Golf Estates and later Bashayer phases mean you will not be the only seller in 2030.
Risks and what to verify before reserving
- Handover drift. Published dates have varied between launch materials (2029) and Modon's current guidance (apartments ~Q2 2030, villas ~Q1 2030). Your SPA date and its delay provisions are what count.
- The 50% completion payment. Stress-test it against a lower bank valuation and a slower resale market.
- View permanence. "Waterfront" spans direct promenade frontage to partial skyline views. Mark future plots on the masterplan before paying a view premium.
- Service charges. Pools, promenade, landscaping and concierge-level amenity carry real operating costs; get the per-sq-ft estimate in writing.
- Assignment rules. If a pre-handover exit is even a remote possibility, read the developer's resale thresholds and fees in the SPA now.
- Escrow and registration. Verify the project's ADREC registration and pay only into the documented project escrow account.
Expert view from Bramwell & Partners
"We walked clients through the first Bashayer release, and the buyers who did best were the ones who chose the unit, not the mood: promenade-front stacks, sensible floor levels, layouts with real storage. The final buildings will sell on emotion, our job is to make sure your unit still makes sense on a spreadsheet in 2030. For owner-occupiers this is arguably the finest apartment setting in Abu Dhabi; for investors, buy the view premium carefully and hold past handover."
Who Bashayer suits, and who should look elsewhere
A strong fit: end-users who want waterfront apartment living with genuine outdoor life; families sizing up to the 4BR townhouses without taking on villa maintenance; overseas investors with a 4–6 year horizon who want an Abu Dhabi island address with Golden Visa eligibility.

A representative brief from our desk: an Abu Dhabi-based couple selling a completed Reem apartment to move up, they want waterfront outdoor life, can fund the construction instalments from the sale proceeds, and plan to mortgage the 50% handover balance in 2029. Bashayer fits that profile almost perfectly. The same project would be wrong for an overseas buyer who needs rent from year one, and we say so plainly when that brief arrives, usually pointing them to completed island stock instead. For buyers watching Modon's future launches, our Modon–ADIB financing analysis explains the new construction-stage funding option.
Look elsewhere: buyers needing rental income before 2029–2030 (consider completed stock on Reem or Yas); buyers who may need to exit within 24 months; yield purists, who will find higher net returns in unglamorous Reem or Masdar apartments.
Frequently asked questions
What is Bashayer by Modon?
Bashayer is Modon Holding's first waterfront residential community on Hudayriyat Island, Abu Dhabi, around 330 apartments and penthouses plus 157 villas along a 3.5 km promenade. The final phase, Buildings 5 & 6, launched in July 2026.
Is Bashayer sold out?
Buildings 1–4 sold out after the December 2025 launch. Buildings 5 & 6 are the final developer release; availability changes daily, so request the current stock list rather than relying on any published article.
What are Bashayer prices?
Residences start from around AED 2.35–2.5m depending on phase and release, with larger penthouses, townhouses and villas pricing well above. Always work from a dated, unit-specific price list.
What is the Bashayer payment plan?
A 50/50 structure: roughly 10% on booking, about 40% in construction-linked instalments, and 50% at handover. The announced Modon–ADIB 75% financing facility applies to future Modon launches and has not been confirmed for Bashayer.
When is Bashayer handover?
Current developer guidance places apartments around 2029–2030 and villas around Q1 2030, varying by building. The binding date is the one in your sale and purchase agreement.
Can foreigners buy at Bashayer, and does it qualify for the Golden Visa?
Yes on both counts: freehold ownership is open to all nationalities, and all units exceed the AED 2m threshold for the 10-year Golden Visa application.
Is Bashayer a good investment?
For a 4+ year hold, the fundamentals are strong: sold-out earlier phases, a government-backed master developer, island scarcity and a deep tenant catchment. It produces no income until handover, so it suits patient capital rather than yield-first buyers.
