A realistic net rental ROI on a Dubai off-plan apartment is typically 5–6% once the 4% DLD fee, service charges, vacancy and management are stripped out, not the 7–10% quoted in launch brochures. This guide works through the full maths: what ROI actually means for off-plan, a complete gross-to-net example, return on cash deployed during construction, and how Dubai's numbers compare with Abu Dhabi's.
Key takeaways
- Brochure ROI is almost always gross yield. Recalculate using total acquisition cost and net annual rent before comparing any two projects.
- Dubai's citywide apartment gross yield ran at roughly 6.8–7.2% through 2025–2026 (Engel & Völkers/DLD data); net is usually 1.5–2 percentage points lower.
- Off-plan earns zero rent during construction. The correct metric is annualised return on cash deployed, not yield on a future value.
- Dubai's off-plan market is deep: off-plan accounted for roughly 70–73% of residential sales activity in 2025 (Cavendish Maxwell; DLD records).
- Abu Dhabi deserves a place in the same spreadsheet: 2% registration (vs 4% in Dubai) and ADREC-recorded gross yields up to ~9.8% in leading apartment districts.
What "ROI" actually means for an off-plan purchase
ROI on an off-plan unit is three separate returns that marketing compresses into one number:
| Return component | When it exists | What drives it | Main risk |
|---|---|---|---|
| Construction-stage appreciation | Launch to handover | Entry discount vs completed stock, area growth | Market softening before completion |
| Pre-handover assignment gain | Before completion, if permitted | Paid-in threshold, developer NOC, buyer demand | Thin liquidity at your exit moment |
| Post-handover net rental yield | After handover and lease-up | Achieved rent minus all operating costs | Softer rent, higher service charges |
The discipline that protects you: never add these together. A unit that appreciates 12% during construction and later yields 6% net has not produced "18% ROI." Capital gain is realised only on sale; rent starts only at handover. For live inventory to test this framework against, browse current off-plan projects.

Gross to net: the full worked example
Take a one-bedroom off-plan apartment purchased at AED 1,500,000, marketed at "8% gross yield."
| Line item | Amount |
|---|---|
| Purchase price | AED 1,500,000 |
| DLD registration fee (4%) | AED 60,000 |
| Oqood/trustee and admin (approx.) | AED 5,000 |
| Total acquisition cost | AED 1,565,000 |
| Gross annual rent (8% of price) | AED 120,000 |
| Service charges (AED 15/sqft × 800 sqft) | −AED 12,000 |
| Property management (~5% of rent) | −AED 6,000 |
| Vacancy allowance (~1 month) | −AED 10,000 |
| Maintenance reserve | −AED 3,000 |
| Net annual rent | AED 89,000 |
| Net rental ROI on total cost | ≈ 5.7% |
The brochure's 8% becomes 5.7%. That is still respectable, but only if you underwrote 5.7%, not 8%. The 4% DLD fee deserves special attention: it is paid upfront and dilutes your return for the entire holding period. Where a developer offers a DLD waiver, it is worth roughly 4 points of acquisition cost, negotiate for it before signing.
The metric brochures never show: return on cash deployed
Off-plan's real economics live in the payment plan. On the same AED 1.5M unit with a 20/50/30 structure:
| Stage | When | Cash out |
|---|---|---|
| Booking + DLD + fees | Month 0 | AED 365,000 |
| Construction instalments | Months 6–30 | AED 750,000 |
| Handover balance | Month ~36 | AED 450,000 |
By handover you have deployed AED 1.565M over three years, earning nothing until lease-up. If the unit is worth AED 1.8M at completion (a plausible 20% appreciation in a healthy market) and yields AED 89,000 net annually, your first full-year total return is AED 389,000, but that is three years of gain realised at once. Annualised, it is roughly 8–9% on cumulative cash deployed, good, not the "20% + 8%" the brochure implies. Run this annualised calculation on every project; it is the only way to compare off-plan against ready property, equities or a deposit in the bank.
An illustrative client scenario (composite, anonymised, not a specific transaction): an India-based investor we worked with last quarter was choosing between a JVC studio at "9% projected yield" and an Al Reem Island one-bedroom at a lower headline yield. Once we annualised both on cash deployed, including Dubai's 4% DLD fee against Abu Dhabi's 2% registration, the service-charge quotes we obtained in writing, and his LRS remittance schedule, the Abu Dhabi unit produced the stronger five-year net outcome despite the weaker brochure number. The lesson he took away, and the one we repeat to every client: the project that advertises the highest yield is rarely the project that delivers it. For the appreciation side of the same maths, see our guide to capital appreciation in Dubai off-plan.
What the market track record actually shows
- Volume: Cavendish Maxwell reported roughly 44,200 Dubai residential transactions worth AED 139.1 billion in Q1 2026, with off-plan volume up 10.5% year on year. Off-plan has comprised about 70%+ of residential activity since 2025 (DLD records).
- Prices: ValuStrat's Dubai residential index was up ~8.9% year on year in Q1 2026 but showed a quarterly correction, two-way risk has returned. ValuStrat's 2026 outlook projects capital growth moderating toward ~10% annually (from ~19.8% in 2025), with villas outpacing apartments.
- Yields: Citywide apartment gross yields have held in the 6.8–7.2% band (Engel & Völkers/DLD, spring 2026), with mid-market districts such as JVC at the top of the range.
The conclusion: Dubai off-plan still works, but the margin for error is thinner than in 2021–2024. Underwrite for flat-to-modest appreciation, not extrapolated boom.

| Factor | Dubai | Abu Dhabi |
|---|---|---|
| Registration fee | 4% (DLD) | 2% (ADREC, Resolution 49 of 2018) |
| Market scale (Q1 2026) | AED 139.1B residential sales | AED 66B total transactions, +160.7% YoY |
| Gross apartment yields | ~6.8–7.2% citywide; JVC higher | ~5–8%; Al Maryah apartments near 9.8% gross (ADREC 2025) |
| Market character | Deep, liquid, more volatile | Steadier, thinner resale volume, longer holds |
| Service charges | Broadly higher | Often 15–20% lower on comparable stock |
On a AED 1.5M apartment, the 2-point registration gap alone is AED 30,000 of saved entry cost, roughly half a year of net rent. Abu Dhabi's trade-off is lower liquidity on exit; Dubai's is sharper competition at handover. We advise clients across both emirates and will happily show you the same capital modelled in each.
The overseas investor's hidden ROI lines
If you are buying from India, the UK or the US, three further adjustments apply. Remittance timing and FX conversion costs can add 1–2% to acquisition cost on a large ticket. Home-country tax may apply to your UAE income even though the UAE levies none (US citizens are taxed on worldwide income; UK residents on overseas rents; Indian residents on foreign income subject to treaty relief). And remote property management typically costs 5% of rent plus a leasing fee. None of these kill the investment; all of them belong in the model.
Off-plan vs ready property: the comparison that settles most debates
The cleanest ROI decision is often not between two launches but between off-plan and ready. Take the same AED 1.5M deployed:
| Factor | Off-plan at AED 1.5M | Ready at AED 1.5M |
|---|---|---|
| Income in years 1–3 | AED 0 (construction) | ~AED 250,000 net over 3 years |
| Entry price vs market | Potentially 10–15% below future completed value | Full current market price |
| Cash outflow | Staged over 2–3 years | Immediate (or mortgaged) |
| Risk | Delay, developer, market at handover | Immediate vacancy and rate risk only |
| Breakeven logic | Needs ~3–4 years of ready-unit rent to be beaten | Compounding from month one |
The off-plan route wins when the launch discount is genuine and the market is stable-to-rising through your handover; the ready route wins when you need income now or when launch pricing has already eaten the discount. We model both for clients on request, the answer is rarely obvious from the brochure.

Stress tests before you sign
- 12-month handover delay, one extra year of zero rent. Does the deal still clear your hurdle rate?
- Rent 15% below projection, net yield falls toward 4.8% in our worked example. Acceptable?
- No assignment premium, if you cannot resell pre-handover at a profit, are you happy to complete and hold?
- Service charges at the top of the quoted range, ask for the estimate in writing, per square foot.
When we run these stress tests with clients, the failure point is almost never the delay scenario, it is the rent scenario. Brochure rents are typically anchored to the strongest comparable in the district; the leasing market you actually meet at handover includes every other investor who bought the same brochure. We source achieved rents from completed buildings in the same community before letting any projection into a model.
Expert view from Bramwell & Partners "The single most common modelling error we correct is treating the payment plan as free leverage. A 60/40 plan feels comfortable until you annualise the return on the cash you have actually parted with, at which point many 'high-ROI' launches look ordinary. We build every client a three-scenario model, base, delayed, soft-rent, before we recommend a project, and we will tell you when a ready property or an Abu Dhabi allocation beats the Dubai launch you walked in asking about.", Bramwell & Partners advisory team
Frequently asked questions
What is a realistic net ROI for Dubai off-plan property?
For a typical apartment bought in 2026, 5–6% net rental yield after all costs is a defensible underwriting range, against brochure gross claims of 7–10%. Total return including capital appreciation depends on entry price, handover timing and the market at your exit.
How does the 4% DLD fee affect ROI?
It raises your acquisition cost by 4% upfront, diluting every future year's return. On a AED 1.5M unit it adds AED 60,000; over a five-year hold it typically costs you 0.5–0.8 percentage points of annualised return. Some developers offer DLD waivers, always ask.
Does off-plan property earn income during construction?
No. An off-plan unit produces no rent until handover and lease-up. Returns during construction are unrealised paper gains, or realised only through an assignment sale if your SPA permits it.
Is Dubai or Abu Dhabi better for off-plan ROI?
Different, not better. Dubai offers deeper liquidity and faster resale; Abu Dhabi offers lower entry fees (2% vs 4%), often lower service charges and, per ADREC data, competitive or higher gross apartment yields in leading districts, at the cost of thinner exit liquidity. The right answer depends on your holding period and exit plan.
Can I resell before handover to realise ROI early?
Often yes, via assignment, once you have paid a developer-set threshold (commonly 30–40%) and obtained a NOC. But assignment demand is cyclical; treat it as an option, never the base case.
What ROI should I use for a mortgage-financed purchase?
Model return on your actual equity, including mortgage registration (~0.25% of loan), arrangement fees and interest during any post-handover plan period. Leverage amplifies both directions; stress-test against a rate or valuation shock at handover.
How we verify this guide
Market figures are sourced from Cavendish Maxwell (Q1 2026), ValuStrat (Q1 2026 index and 2026 outlook), Engel & Völkers/DLD yield data (spring 2026) and ADREC releases, as dated inline. Worked examples use stated assumptions and illustrative figures, not projections; recalculate with live rents, service charges and SPA terms for any specific unit. Nothing here is a guarantee of returns.
