Tenant depth is already proven. Yas rents to aviation, hospitality, events, education and ADGM-adjacent professionals, and Abu Dhabi apartment rents rose ~15% year on year in Q1 2026 (CBRE). A well-priced one- or two-bed here should lease readily at handover, with holiday-let upside once the promenade and beach open.

Supply discipline. ~1,600 homes across the whole Yas Point masterplan is modest by UAE standards. This is not a district that can flood itself.

The counterweights. Q3 2030 is four years of zero income and four years of market risk. The surrounding district will still be under construction at handover — early residents trade polish for position.
