Bashayer Final Phase by Modon in Hudayriyat Island, Abu Dhabi

Bashayer Final Phase is the final residential release within Hudayriyat Central, the waterfront community developed by Modon on Hudayriyat Island, Abu Dhabi. The release follows the complete sell-out of the first Bashayer phase, 157 villas and 330 apartments, within one day of its December 2025 launch, generating AED 3 billion in sales, per Modon's official announcement (10 December 2025). The Final Phase introduces low-rise G+5 terrace buildings alongside a new townhome typology, comprising 1BR, 2BR and 3BR apartments, 4BR penthouses, and 2BR and 4BR townhomes (G+1), all positioned along a 3.5km waterfront promenade.

Bashayer's design draws on Europe's coastal villages, expressed at Hudayriyat Central through walkable piers extending into the water, a linear park connecting the neighbourhood, and rooftop sunset seating areas framing views across the waterfront. The gated community keeps residents within a private, self-contained setting, with all units enjoying premium views, waterfront apartments offer dual waterfront outlooks, and selected units face both the golf course and the water.

Handover is scheduled for 2030 on a 50/50 payment plan with a 5% down payment.

Bashayer Final Phase is designed around waterfront living and everyday wellness. Residents have access to a swimming pool, a fully equipped gym, a hydrotherapy circuit and a salt room spa, alongside a kids play area and BBQ area for family and social use.

The release adds a dedicated digital leisure offering, a digital creativity room, a digital library and a high-tech gaming room, alongside the community's 3.5km waterfront promenade, walkable piers, and a linear park connecting the neighbourhood.
