Kayan Phase 2 is Imkan Properties' second villa release in AlJurf Gardens, launched after Phase One sold out in under three days. The collection offers 4 and 5-bedroom villas in two architectural styles, Rawya, with sharp contemporary lines and natural stone, and Rihal, blending Arabian heritage forms with modern interiors, from AED 4.7 million, with handover anticipated in Q1 2026.

Villas range from roughly 3,500 to 5,600 sq ft and feature private swimming pools, panoramic windows, upper terraces, maid's rooms and covered parking. AlJurf sits on the Sahel Al Emarat coastline halfway between Abu Dhabi and Dubai, with a private beach, a marina, a 4.36 km canal and the SHA Emirates wellness clinic within the masterplan.
