Binghatti: Dubai Off-Plan Projects, Payment Plans and Track Record Reviewed

Written by the Bramwell & Partners advisory team — Abu Dhabi real estate advisors. Last reviewed: October 2026.

Binghatti has built its reputation on speed. In December 2024 the family-owned Dubai developer handed over six Jumeirah Village Circle towers in a single batch — 2,062 homes — and by its own count has delivered more than 15,000 units since its founding in 2008. Its current pipeline is even larger: a reported AED 52 billion development backlog and some 38,000 units under development. For buyers, that scale is both the attraction and the caution.

This review from Bramwell & Partners — an Abu Dhabi-based real estate advisory that also transacts in Dubai — does what most Binghatti profiles skip: scores the developer on a transparent four-dimension framework, stress-tests its payment plans against real financing constraints, and sets out when a Binghatti unit is the right buy and when it is not.

Key takeaways

  • Binghatti (founded 2008, chaired by Muhammad BinGhatti) leads Dubai’s sub-AED 2 million segment by units sold — nearly 12,000 sold in 2025 year-to-date per company reporting.
  • Current portfolio: 20 projects across ten Dubai areas, from AED 550,000 (Binghatti Hills Phase 2) to AED 19 million-plus (Bugatti Residences), handovers December 2026 to June 2028.
  • Our track-record score: 13/20 — strong delivery pace and payment flexibility, mid-market build quality and unproven branded-residence resale.
  • Most plans are 20/50/30; the 10/40/50 and 10/50/40 variants shift risk to your handover date — model them against the UAE’s 50% off-plan mortgage cap before reserving.

Who is Binghatti?

Binghatti is a family-owned Dubai developer founded in 2008 by Dr. Hussain BinGhatti, now chaired by his son Muhammad BinGhatti. Its product is volume apartments: studios to three-bedroom units in high-density, high-rental-demand districts, topped by a small tier of headline branded towers developed with Bugatti, Mercedes-Benz and Jacob & Co.

The verifiable record:

  • 15,000+ homes delivered by December 2024 (company announcement), including the six-building, 2,062-unit JVC batch handover; seven further completions in 2025 by October.
  • Q1 2026 results: AED 1.43 billion net profit (up 73% year on year), over 4,000 units sold in the quarter, and a development backlog of roughly AED 52 billion.
  • A AED 550 million penthouse sale at Bugatti Residences in December 2025 — a Dubai record that tells you about the flagship’s marketing gravity, not about the mid-market towers most buyers actually compare.

Crucially, Binghatti’s record is inspectable: completed, occupied towers across JVC and Business Bay can be walked through before you commit to an unfinished one. We recommend clients do exactly that.

Binghatti track record: our transparent scoring

The four pillars are weighted equally and scored on evidence, not reputation: delivery history counts completed, visitable handovers; build quality is judged on finished stock we can inspect; payment-plan flexibility measures how instalment structures treat cash versus financed buyers; and resale performance reflects actual secondary-market depth. The identical framework is applied to every developer in this series — see our 2026 UAE developer ranking.

Dimension Score /5 Justification
Delivery history 3.5 Fast, batch-style delivery is real and visitable; 15,000+ units in 17 years is genuine pace. But a 38,000-unit pipeline against that construction machine raises the slippage risk on any individual tower — score your project’s progress, not the group’s press releases.
Build quality 3.0 Solidly mid-market: functional layouts, distinctive facades, average finishing for the price band. Common areas and joinery in completed JVC stock are a step below Sobha or Ellington. Adequate for rental stock; owner-occupiers should inspect first.
Payment-plan flexibility 4.5 The most flexible menu among Dubai volume developers: 20/50/30 standard, 10/40/50 with post-handover elements on entry projects, 10/50/40 on premium towers. Low booking percentages (10%) lower the barrier for first-time and overseas buyers.
Resale performance 3.0 JVC and Business Bay Binghatti stock resells, but at a discount per square foot to Emaar equivalents and with heavy competing supply from Binghatti’s own pipeline. Branded flagships have no resale evidence yet — a AED 550 million penthouse is a launch event, not a market.
Overall 13.0 / 20 A genuine, checkable volume developer whose value case rests on entry price and payment shape, not on finish or exit liquidity.

Payment plans stress-tested

Most profiles recite Binghatti’s splits; few test them. Here is what each structure means on an AED 1,000,000 unit, assuming a 12-month handover delay and the UAE Central Bank’s 50% loan-to-value cap on off-plan mortgages:

  • 20/50/30 (standard): AED 200K booking, AED 500K during construction, AED 300K at completion. The handover cheque is mortgageable within the LTV cap — the safest shape for financed buyers.
  • 10/40/50 (Hills Phase 2, Titania): AED 100K to enter, but AED 500K due at or around handover. With a 50% LTV cap, a bank can cover at most AED 500K of valuation — if the bank values below contract price, you fund the gap in cash. Only take this shape with the full 50% handover sum reserved.
  • 10/50/40 (Flare, Skyblade): light entry, heavy middle. The construction instalments arrive fastest in year one — check whether yours are date-linked (fixed obligations) or milestone-linked (tied to build progress). Date-linked plans keep charging even if construction stalls.
  • 35/35/30 (Jacob & Co): AED 350K per million upfront — the most cash-heavy plan in the portfolio, appropriate only for unleveraged buyers of ultra-prime stock.

Add Dubai’s 4% DLD transfer fee and Oqood registration to every scenario. And stress-test the income case: zero rent during construction, 12-month delay buffer, and rent 15% below the agent’s projection. If the purchase still works, proceed.

What we see on the ground

We take clients through completed Binghatti towers in JVC before we discuss off-plan pricing: the buildings are honest mid-market — clean, functional, busy with tenants — and that inspection resets expectations better than any brochure. Launch dynamics are fast: high-demand releases allocate quickly, and when we negotiate with Binghatti’s sales team the meaningful wins are usually payment-schedule tweaks or fee treatment rather than headline discounts on fresh launches.

An illustrative scenario: a first-time overseas investor with AED 900,000 wanted Binghatti Hills Phase 2 on the 10/40/50 plan for the low entry. We modelled the 50% handover obligation against a conservative mortgage valuation and showed the cash gap if the bank valued light. The client switched to a 20/50/30 unit in Business Bay — a higher entry price, but a completion payment that fit within the LTV cap with room to spare.

Which Binghatti tier fits which buyer

Entry investors (AED 550K–800K): Hills Phase 2 and Titania carry the lowest tickets and the gentlest booking terms — but Dubai Science Park and Dubailand rent for less than JVC. Compare achievable rents, not just entry prices.

Yield buyers wanting central stock (AED 975K–1.3M): Skyrise and Skyhall in Business Bay target professional tenants near DIFC; December 2026 handovers mean income soonest. This is the tier we most often shortlist for overseas yield mandates.

Branded-residence buyers (AED 1.6M+): the Mercedes-Benz and Bugatti towers are luxury-market purchases, not investments in the Binghatti mid-market story. Service charges run materially higher, buyer pools are thin, and resale is untested. Buy one because you want to own it, not because of the rental arithmetic.

Expert view from Bramwell & Partners

We are an Abu Dhabi advisory, so we see the comparison Dubai agents rarely raise: for the AED 750,000–1,300,000 a Binghatti JVC or Business Bay apartment costs, buyers can access Aldar’s Gardenia Bay on Yas Island (from AED 1.5 million) or Modon’s Muheira on Al Reem (from AED 1.2 million) — with a 2% registration fee instead of Dubai’s 4%, listed-developer transparency, and materially less competing supply from the same developer. Binghatti wins on absolute entry price, payment flexibility and Dubai’s deeper rental market; Abu Dhabi wins on counterparty strength and fee drag. For portfolios above AED 2 million we usually split the allocation. Below that, the deciding factor is whether you can fund Binghatti’s handover payment if the mortgage comes in light — if not, choose the safer 20/50/30 shape or the Abu Dhabi alternative.

Checks before you reserve

  1. Verify the project’s registration and escrow account through the DLD Project Status Enquiry tool — never pay to a non-escrow account.
  2. Read the full SPA: confirm whether instalments are construction-linked or date-linked.
  3. Get the estimated service charge per square foot in writing — especially on branded towers.
  4. Visit a completed Binghatti building (JVC has six from December 2024 alone) and inspect finishing, lifts and common areas.
  5. Benchmark the unit’s price per square foot against ready resale stock in the same district via our properties archive.

Frequently asked questions

Is Binghatti a reliable developer?

Binghatti has a real, inspectable delivery record: 15,000+ homes since 2008, including a 2,062-unit single-batch JVC handover in December 2024 and seven completions in 2025. It is reliably fast for the mid-market segment. Reliability on any given tower still depends on that project’s registration, escrow and construction progress — verify all three through the DLD.

What is the cheapest Binghatti off-plan project?

Binghatti Hills Phase 2 in Dubai Science Park, from AED 550,000 with a 10/40/50 payment plan. The cheapest JVC entry is Binghatti Circle from AED 750,000; Business Bay starts at AED 975,000 (Skyrise).

What payment plans does Binghatti offer?

The standard plan is 20/50/30 (booking/construction/handover). Entry projects use 10/40/50, sometimes with post-handover elements; premium towers use 10/50/40; branded flagships ask 25–35% upfront. Confirm whether instalments are date-linked or milestone-linked in the SPA — it materially changes your risk.

Are Binghatti branded residences (Bugatti, Mercedes-Benz) a good investment?

They are luxury purchases, not yield investments. Branded towers carry premium pricing, high service charges and no established resale market; the AED 550 million Bugatti penthouse sale proves headline demand, not liquidity. Buy for ownership and enjoyment; underwrite the investment case conservatively or not at all.

How does Binghatti compare with Emaar?

Different products. Emaar scores higher on build quality and resale liquidity (18/20 in our UAE ranking vs Binghatti’s 13/20) but starts at higher prices with less flexible plans. Binghatti suits entry-level and payment-plan-led buyers; Emaar suits buyers prioritising exit liquidity.

Can overseas investors buy Binghatti off-plan?

Yes — all current Binghatti projects are in Dubai freehold zones open to foreign buyers, and purchases above AED 2 million can qualify for the UAE Golden Visa. Overseas buyers should plan for the 50% off-plan mortgage cap and arrange UAE-compliant fund transfers early.

When do current Binghatti projects complete?

Between December 2026 and June 2028. The December 2026 cluster (Hillviews, Elite, Skyrise, Skyhall, One by Binghatti) offers the shortest wait; Mercedes-Benz Places Meydan is the latest at June 2028.

The bottom line

Binghatti is a legitimate volume developer whose strengths — entry pricing, payment flexibility, construction pace — are real and verifiable, and whose weaknesses — mid-market finish, self-generated competing supply, unproven branded resale — are equally so. Our 13/20 reflects both. Buy the tier, not the billboard, and stress-test the payment plan before the brochure decides for you.
