How to Compare Off-Plan Projects in the UAE

How to Compare Off-Plan Projects in the UAE

Written by the Bramwell & Partners advisory team, Abu Dhabi real estate advisors. Last reviewed: October 2026.

Three projects launch in the same month, at similar prices, with equally beautiful brochures. Which one do you buy? Most buyers answer with instinct, the best render, the friendliest sales agent, the launch-day urgency. That is how mediocre units get sold. The disciplined answer is mechanical: put every candidate through the same checks, in the same order, with the figures side by side, and let the comparison decide.

This is the framework our advisors use when we shortlist for clients across Abu Dhabi and Dubai. It works for a AED 700,000 studio and a AED 7m waterfront apartment alike.

We learned this discipline by running it, week after week, on live shortlists. A representative case, anonymised: a buyer brought us two AED 1.5m apartments, one on Reem Island, one in a Dubai growth corridor, convinced they were interchangeable because the prices matched. By step four they were plainly different purchases: one attached its headline price to a compact layout with a balcony-inclusive area, the other to a larger internal plan with a lighter handover weighting and a lower estimated service charge. The buyer chose differently, on evidence, not brochure. For the emirate-level decision that comes before this framework, see our Abu Dhabi vs Dubai off-plan comparison; for the financing structure now appearing at Modon launches, see our Modon–ADIB analysis.

Key takeaways

  • Never compare projects across different segments: fix your budget band, area and property type first, or the comparison is meaningless.
  • Convert every payment plan into dirhams against the same illustrative price, plan shape matters more than plan headline.
  • Price per square foot is only valid against the exact unit and its floor-plan area; a "from" price attached to nothing is marketing, not data.
  • Verify the project, not the developer's reputation: registration, escrow account and SPA terms belong to the specific project.
  • Handover dates two quarters apart change your financing deadline and income start more than most price gaps do.

Step 1: Fix your constraints before comparing anything

Comparisons fail before they start when buyers compare across categories. Lock three constraints first:

  • A budget band, not a single number, wide enough to absorb registration fees and the handover payment.
  • One area or one clearly defined segment (e.g. "Yas Island apartments" or "central Dubai one-beds").
  • One property type. A studio, a family two-bed and a townhouse serve different tenants and different buyers; a price gap between them tells you nothing.

Projects that share all three constraints form a real shortlist. Everything else is a separate decision. If the area itself is still open, settle that first, our off-plan portfolio is filterable by community and handover date, which makes constraint-setting quick.

Step 2: Check the developer's delivery record, then check the project anyway

The right question is not "is this a famous developer?" It is "what has this entity completed, and can I walk through it?" Visit a delivered building where one exists. Look at finishing quality two years after handover, not at the sales gallery.

Then, and this is the step even experienced buyers skip, verify the specific project independently of the brand:

Check Dubai Abu Dhabi
Project registration status DLD Project Status Enquiry ADREC project registration
Marketing permit DLD permit on all advertising Madhmoun authorisation for listings
Contract registration Oqood (provisional sale) ADREC off-plan SPA registration
Payments Into the project's DLD-approved escrow account only Into the project's ADREC-approved escrow account only
Developer legal identity Match the SPA entity to the registered project owner Same, verify, never assume

A famous name lowers your verification burden; it does not remove it. You are buying one project's registration, escrow account and handover date, not a brand.

Step 3: Convert payment plans into dirhams on one price

Plans with different shapes cannot be compared as percentages. Apply each to the same illustrative price. On a AED 1.5m apartment:

Plan shape Booking Construction Handover
10/40/50 AED 150,000 AED 600,000 AED 750,000
20/40/40 AED 300,000 AED 600,000 AED 600,000
5/55/40 (e.g. Aldar's The Canopies) AED 75,000 AED 825,000 AED 600,000

The same apartment is three different purchases. A 50% handover weighting halves your construction burden but concentrates risk at completion: if the bank values the finished unit below price, you fund the gap in cash. A heavier construction plan drains liquidity earlier but finishes lighter. Then stress-test the winner: does it still work if handover slips 12 months, and if there is no resale premium before completion?

New structures are shifting this calculus. Modon and ADIB's July 2026 facility offers up to 75% construction-stage bank finance on selected future Modon launches, cutting buyer cash during the build to around 15%, factor eligibility into any Modon comparison.

Step 4: Divide prices only by real floor-plan areas

A starting price means nothing until you know which unit it attaches to. The honest sequence: ask which exact unit carries the quoted price, take that unit's catalogued area, divide, and repeat for the rival project. Watch for three traps:

  • The cheapest unit is not always the smallest, a "from AED X" studio price may sit on a mid-size layout.
  • Balcony inclusion. Confirm whether quoted areas include outdoor space; two "1,000 sq ft" units can differ by 8% in true internal area.
  • Layout quality beats area. A well-planned 780 sq ft one-bed often out-rents and out-resells a clumsy 850 sq ft one. Count storage, kitchen usability, glazing and whether the bedrooms take proper wardrobes.

If a project has not published floor plans with areas, that is information too: treat its pricing as provisional until plans exist.

Step 5: Price the handover date, not just the apartment

Two shortlisted projects handing over 12–18 months apart differ in three concrete ways: when your largest payment falls due, when rent starts, and how much market risk you carry. An earlier handover begins paying sooner but demands its completion money sooner; a later one gives breathing room but a longer stretch of zero income and price uncertainty. Model both timelines in cash before deciding the "cheaper" project is cheaper.

Step 6: Price the exit before you enter

For every candidate, answer in writing: who buys or rents this unit from me in year one after handover? Check the SPA's assignment rules (minimum paid before resale, developer consent, transfer fees) for each project individually, these are contractual, not market-standard, and they decide whether a pre-handover exit is even possible. Compare how many similar units complete in the same community in the same half-year; handover competition suppresses both rent and resale.

Step 7: Get the service charge in writing

Service charges start at handover, vary enormously by building and amenity level, and are the difference between a 6% gross yield and a 4.5% net one. Request the estimated charge per square foot in writing for every candidate and run your yield on the net figure. Pools, promenades, concierge and lush landscaping are lovely, and they are all line items.

Step 8: Score the shortlist

When the facts are assembled, make the decision explicit. Score each project 1–5 on the criteria that matter to your strategy, weight them, and total:

Criterion Example weight (investor) Example weight (end-user)
Price per sq ft vs comparables 20% 15%
Payment-plan fit with cash flow 15% 20%
Developer/project verification 15% 15%
Location & tenant/buyer depth 20% 15%
Layout & view quality 10% 20%
Handover timing 10% 10%
Service charges / running costs 10% 5%

The weighted total rarely matches the brochure you liked most. That is the point.

Notes for overseas buyers

If you are buying from India, the UK or the US, add three checks: currency planning across the instalment schedule (staged payments often sit more comfortably within annual remittance limits than a single completion payment); home-country tax treatment of UAE rental income and gains; and remote-verification discipline, every registration, escrow and SPA check above can be completed from abroad through official channels, and none should be delegated to a salesperson.

Expert view from Bramwell & Partners

"The eight steps take a disciplined buyer one weekend. What we see go wrong, repeatedly, is step four, buyers compare 'from' prices without pinning the actual unit, and the wrong project wins. If you take one habit from this guide: no division until a floor plan with a unit number sits under the price. We run this framework on live stock for clients every week, across both emirates, and it changes the shortlist almost every time."

Frequently asked questions

What should I compare first when projects have similar starting prices?

What each price actually buys: the exact unit type and its floor-plan area. Only after the unit is pinned down do payment-plan shape, handover date and service charges become meaningful comparisons.

How do I compare payment plans with different splits?

Apply every split to the same illustrative price so the shapes reveal themselves in dirhams, then stress-test the heaviest single payment against your real financing options, including a lower bank valuation at completion.

How do I calculate price per square foot for off-plan?

Get the exact unit the quoted price attaches to, take its floor-plan area (clarifying whether balconies are included), and divide. Repeat identically for each rival before comparing rates.

Does a bigger developer always win?

No. A longer delivery record means more finished buildings to inspect, which lowers verification work, but you are buying one project's registration, escrow, plan and date. Those need checking regardless of the brand.

How do I verify an off-plan project is legitimate?

In Dubai: the DLD Project Status Enquiry for registration and escrow, with the provisional sale registered via Oqood. In Abu Dhabi: ADREC project registration, Madhmoun-authorised marketing, and payment only into the documented escrow account. Pay through no other route.

How do I compare projects handing over in different years?

Map both cash timelines: a later handover delays your completion payment and your first rent by the same number of months. Choose the timing that matches when your money arrives and when you need income to start.

Should I compare projects across emirates?

Only within the same segment and strategy, e.g. a yield-led one-bed on Reem Island versus JVC. Cross-emirate comparisons of different product types produce false answers. Compare communities first, units second.

The bottom line

Off-plan marketing is designed to make comparison hard: different formats, different terminology, launch-day urgency. The fix is boring and effective, same constraints, same facts, same arithmetic, every candidate, every time. Run the eight steps and the booking fee becomes the last step of a decision rather than the first.

How we verify this guide

The verification steps described here reflect the official processes of the Dubai Land Department (Project Status Enquiry, Oqood) and the Abu Dhabi Real Estate Centre (project registration, Madhmoun, escrow), checked as of October 2026. Payment-plan and pricing examples are illustrative; the official registers and the SPA for your specific unit always prevail.
