Above AED 5 million, Dubai off-plan stops being one market. You are choosing between a branded apartment on the canal in Business Bay, a wellness-branded tower in Dubai Marina, a mansion in a lagoon estate at The Oasis, or a low-density villa community in Nad Al Sheba — products bought by different people, for different reasons, with different economics. This guide, written for end-users and international investors from the UK, India and the US, maps what the tier actually offers, what it truly costs to own, and how it compares with Abu Dhabi’s luxury alternative on Saadiyat Island.
Key takeaways
- AED 5M+ spans branded apartments, waterfront towers and villa estates; define which product you want before comparing prices.
- Named current launches range from Nad Al Sheba Gardens (from ~AED 5m) and Six Senses Residences Dubai Marina (from ~AED 5.8m) to Bugatti Residences (from ~AED 19m).
- Luxury payment plans often load 50–60% to handover — on a AED 5.8m home that is a AED 3.48m completion cheque. Size the schedule, not the deposit.
- Service charges in branded and amenity-heavy buildings typically run AED 25–40+ per sq ft per year and continue for life; net yields at the top of the market commonly compress to 2.5–4%.
- Every project in this tier clears the AED 2 million Golden Visa property threshold, including qualifying off-plan purchases.
AED 5–8 million — the entry band. Larger apartments in branded or waterfront towers and the smaller homes in prime villa communities. Six Senses Residences Dubai Marina (Select Group) starts from about AED 5.8 million for apartments of roughly 2,000 sq ft; Nad Al Sheba Gardens (Meraas) opens its villa community near AED 5 million, with three-bedroom townhouses from about 2,700 sq ft and four- to seven-bedroom villas from roughly 4,800 sq ft. At the same price, the choice between a high-floor marina apartment and far more built space in a villa is a lifestyle decision, not a value arbitrage.
AED 8–15 million — the branded middle. Mr C Residences Downtown (from ~AED 8.1m), Mercedes-Benz Places by Binghatti in Downtown (from ~AED 10m) and Address Villas Tierra in The Oasis (from ~AED 13.2m, mansions of roughly 7,300–13,000 sq ft). This band is where design-led branding and hotel-grade service become the core of the proposition.
Above AED 15 million — the signed-brand and trophy tier. Cavalli Couture in Al Safa (from ~AED 16.5m) and Bugatti Residences in Business Bay (from ~AED 19m, with apartments beyond 15,000 sq ft). The buyer pool here is global and thin; resale timelines lengthen accordingly.
| Project | Area | From | Product |
|---|---|---|---|

| Six Senses Residences (Select Group) | Dubai Marina | ~AED 5.8m | Apartments & penthouses |
| Burj Azizi | Sheikh Zayed Road | ~AED 6.4m | Apartments & penthouses |
| Mr C Residences (Alta) | Downtown Dubai | ~AED 8.1m | Apartments |
| Mercedes-Benz Places (Binghatti) | Downtown Dubai | ~AED 10.0m | Apartments & penthouses |
| Address Villas Tierra (Emaar) | The Oasis | ~AED 13.2m | Villas / mansions |
| Cavalli Couture (Damac) | Al Safa | ~AED 16.5m | Apartments & penthouses |
| Bugatti Residences (Binghatti) | Business Bay | ~AED 19.0m | Apartments & penthouses |
When clients ask us what AED 10 million should feel like in Dubai, we take them through completed branded buildings first: the lobby staffing, the lift wait at 8am, the pool deck on a Friday. At this tier the difference between two launches is lived rather than photographed — a point no brochure will make for you.
Three cost lines decide whether a luxury purchase performs, and all three scale with price:
The registration fee. Dubai Land Department’s 4% fee is AED 232,000 on a AED 5.8 million apartment and AED 660,000 on a AED 16.5 million one — due near registration, in cash, before any instalment plan helps you.
The payment schedule. Luxury plans frequently back-load: Six Senses’ 20/20/60 leaves AED 3.48 million due at completion of a AED 5.8 million home; Mr C’s 10/30/60 is similar. Construction-heavy plans like Address Villas Tierra’s 10/70/20 leave a smaller completion cheque (about AED 2.63m) but demand far more during the build. Arrange completion funding — cash or mortgage — long before handover; bank pre-approvals expire during long builds.
The service charge. This is the quiet one. Branded and full-service buildings commonly run AED 25–40+ per sq ft per year: on a 2,000 sq ft branded apartment, AED 50,000–80,000 annually, before separately billed services such as valet, spa access or in-residence dining. Underwrite that cost for the entire holding period and read the branded residence agreement’s escalation clauses.
Prime property is not bought for headline yield, but you should still know yours. Gross rental yields at the AED 5M+ tier typically run 4–5.5% — prices outrun the rents even deep-pocketed tenants will pay. After luxury-level service charges, vacancy and management, net yields commonly compress to roughly 2.5–4%. The case for the tier rests instead on:
Keep gross and net separate, never stack capital growth, rent and resale premium into one number, and model the exit audience before you reserve.

As an Abu Dhabi advisory, we would be doing clients a disservice not to show the comparison. On Saadiyat Island, AED 5 million buys a museum-district apartment at The Row Saadiyat (from AED 3.7m) with change, or a meaningful position towards Mandarin Oriental The Residences (from AED 6.2m). At AED 20 million you are at Four Seasons Private Residences with direct beach access — product that has no Dubai equivalent at any price, because Dubai has no Louvre, no natural dune coastline of that quality and no comparable cultural district.
The trade-offs are real: Dubai offers deeper luxury resale liquidity and more transaction evidence; Saadiyat offers lower density, ADREC-registered price transparency, a 2% transfer fee on ready property (versus Dubai’s 4%), and scarcity anchored by institutions that cannot be replicated. Many HNW clients hold both. Also note the Marsa Al Saadiyat effect: Aldar’s AED 100 billion final phase will add thousands of homes over the coming decade, so within Saadiyat, buy the positions new supply cannot copy.
Purchases of AED 2 million or more qualify the owner to apply for the renewable Golden Visa, and qualifying off-plan purchases from approved developers count before completion; the Dubai Land Department issues a value confirmation letter as part of the process. Every project in this guide clears the threshold several times over. Confirm current rules and your own eligibility against official UAE government guidance before relying on it — visa policy is a government decision, not a developer promise.
| Buyer persona | Best-fit product | Watch |
|---|---|---|
| End-user upgrading lifestyle | Villa estates (Nad Al Sheba, The Oasis) or branded apartment you will use daily | Service charge for life, school/commute reality |
| International store-of-value buyer | Scarce positions: true waterfront, park frontage, limited collections | Resale depth above AED 15m is thin; plan longer exits |
| Branded-residence devotee | Bugatti, Cavalli, Six Senses, Mr C, Mercedes-Benz Places | Buy the home first, the badge second |
| Yield-seeking investor | Wrong tier — look at JVC, Business Bay or Al Reem instead | Luxury nets ~2.5–4%; mid-market nets 5–6% |
An illustrative brief we see at this level: two buyers, each with AED 6 million — one choosing a branded marina apartment for lock-and-leave service, the other a villa-estate home for space and school proximity. Neither was "better value"; they were different purchases that happened to share a price tag. At AED 5M+, defining which buyer you are is the first piece of due diligence.
Expert view from Bramwell & Partners
"At AED 5 million and above, our work is mostly subtraction: stripping out the brand premium a client does not need, the view that a future tower will take, and the service charge the brochure relegated to a footnote. The purchases we are proudest of in this tier were quiet ones — the right floor in the right building with honest running costs. And for clients open to the capital, Saadiyat regularly wins the comparison on pure value per dirham of scarcity."
A practical threshold is AED 5 million — the point where branded residences, waterfront towers and prime villa estates begin. The tier is defined by product and location more than by price alone: a AED 6 million marina apartment and a AED 6 million villa serve entirely different buyers.
For lifestyle, capital preservation and long-hold appreciation, it can be; for income, usually not. Gross yields run about 4–5.5% and net 2.5–4% after higher service charges. Buy this tier for the home, the scarcity and the store of value — underwritten on net figures with a realistic exit.
Typically AED 25–40+ per sq ft per year, with some operator services billed separately. On a 2,000 sq ft branded apartment that can exceed AED 60,000 annually. Request the written estimate and read the branded residence agreement before reserving.
Yes, provided the property value is at least AED 2 million and the purchase meets current eligibility rules — qualifying off-plan units from approved developers count before completion. Every project in this guide exceeds the threshold; verify against official guidance at application time.
Dubai offers deeper luxury liquidity, more branded choice and faster resale. Abu Dhabi’s Saadiyat Island offers a cultural district, natural beaches and scarcity with lower running friction (2% ready transfer fee, ADREC transparency). Choose Dubai for liquidity and brand depth; Saadiyat for lifestyle-led scarcity and long-hold value.
The developer’s delivery record, the full payment schedule including the completion balance, the written service-charge estimate, escrow and registration status, the view corridor against future plots, and your exit audience. At this level, unit selection within the building matters as much as the project itself.
How we verify this guide. Project prices and payment plans are advertised guide figures checked October 2026; yield and service-charge ranges reflect prime-market norms. At this tier every term is unit-specific — verify the branded residence agreement and the written service-charge estimate at enquiry.
