NSHAMA: Dubai Off-Plan Projects, Prices and Payment Plans Reviewed

Written by the Bramwell & Partners advisory team — Abu Dhabi real estate advisors. Last reviewed: October 2026.

Most Dubai developers scatter across wherever the next plot releases. NSHAMA has spent a decade doing the opposite: building one 750-acre community, Town Square Dubai, on the premise that owning a family home with parks and shops on the doorstep should cost about the same as renting one. Founded in 2014, it has handed over phases of Town Square ever since — most recently Maha Townhouses in Q3 2025.

That single-community focus makes NSHAMA both simpler and riskier than its peers: simpler because every project shares one location, riskier because your exit depends entirely on one masterplan. This review from Bramwell & Partners scores NSHAMA’s track record transparently, compares its current launches and payment plans side by side, and gives an honest view of who Town Square suits — and who should look elsewhere.

Key takeaways

  • NSHAMA (founded 2014) builds exclusively in Town Square Dubai, Dubailand — thousands of homes delivered, newest completion visitable today.
  • Current launches: ten apartment buildings from AED 925,000 (Berkshire Park) to AED 1.19 million (Alton), handovers June 2027 to December 2028.
  • Payment plans: mostly 10/40/50, with Fiori and Olbia on 10/30/60 — the 50–60% handover balance is the number to plan around.
  • Our track-record score: 13.5/20 — proven phased delivery and genuine value pricing, discounted for single-community concentration and car-dependent location.

Who is NSHAMA?

NSHAMA is a Dubai developer founded in 2014 with a single mandate: deliver Town Square, a master community in Dubailand built around a central park, retail boulevards, schools and sports facilities. Where most Dubai developers are portfolio businesses, NSHAMA is effectively a place business.

What buyers can verify:

  • A decade of phased delivery: Town Square has been handing over since 2017. The most recent completions — Maha Townhouses (Q3 2025) and 212 Shams Townhouses (Taking Over Certificate issued 15 August 2024) — are finished, occupied and visitable.
  • An operating community: unlike first-phase masterplans where amenity promises are renders, Town Square’s central park, shops and facilities are open. You can test the lifestyle claim before buying into the next phase.
  • Private ownership: NSHAMA is not listed and does not publish audited backlog figures, so financial transparency is lower than at Emaar or Aldar. The mitigation is that delivery evidence is physical and recent.

NSHAMA track record: our transparent scoring

The four pillars are weighted equally and scored on evidence, not reputation: delivery history counts completed, visitable handovers; build quality is judged on finished stock we can inspect; payment-plan flexibility measures how instalment structures treat cash versus financed buyers; and resale performance reflects actual secondary-market depth. The identical framework is applied to every developer in this series — see our 2026 UAE developer ranking.

Dimension Score /5 Justification
Delivery history 3.5 Consistent phased handovers since 2017, with the newest completion (Maha, Q3 2025) barely a year old — unusually easy to verify. Delays have occurred on some phases, and total delivery volume is modest next to the majors.
Build quality 3.5 Honest mid-market specification: practical layouts, decent finishing for the price band, mature landscaping in completed phases. Not a design-led product, but completed buildings age acceptably.
Payment-plan flexibility 3.5 Clear, consistent structures (10/40/50 standard; 10/30/60 and 10/35/55 variants) with low 10% bookings. No post-handover plans, and 50–60% completion balances are heavy against the 50% off-plan mortgage cap.
Resale performance 3.0 A functioning resale and rental market exists inside Town Square — rare for a young community — but values are capped by the community’s own ongoing supply: your tenant and your buyer can always choose NSHAMA’s next phase instead.
Overall 13.5 / 20 A proven, focused value developer. The score is held back by concentration: developer risk and area risk are the same risk.

The concentration question: one community, one bet

Every NSHAMA purchase is a double exposure to Town Square. That has an upside — NSHAMA’s incentives are aligned with the community’s long-term success, because it owns the pipeline — and a downside you should price in:

  • Self-competition: until Town Square is fully built out, your resale competes with the developer’s own newer launches at published prices.
  • No metro: Town Square is car-dependent; commutes to central Dubai run 25–35 minutes. That shapes the tenant pool toward families and value-seeking professionals.
  • Single-location risk: if Dubailand supply accelerates or demand shifts, there is no second community to balance the developer’s performance.

None of this disqualifies NSHAMA — Town Square’s entry prices (sub-AED 1 million) and liveability are genuinely scarce in Dubai — but it belongs in your underwriting, not just the brochure.

Payment plans: the handover balance is the decision

NSHAMA’s three structures all start at 10% booking — the difference is what waits at the end:

  • 10/40/50 (most projects): on a AED 950,000 apartment, AED 475,000 falls due at completion. That is within reach of a 50% LTV mortgage if the bank’s valuation holds — arrange pre-approval well before handover.
  • 10/30/60 (Fiori, Olbia): gentler during construction, but AED 570,000+ per AED 950,000 due at completion. With the UAE Central Bank’s 50% off-plan LTV cap, plan to fund at least part of that from cash.
  • 10/35/55 (Ellison): the middle path.

Budget Dubai’s 4% DLD fee and registration costs on top, and remember the unit earns no rent during construction. If your plan is "sell before handover", model a flat market, not a rising one: Town Square’s own ongoing launches cap pre-handover premiums.

What we see on the ground

Town Square is a community we advise clients to experience before analysing: walk the central park in the early evening and the investment case makes sense in a way spreadsheets miss. Clients we placed in earlier phases report straightforward handovers and real rental demand from families priced out of newer districts; the trade-off they flag is commute time, not the community itself. When we negotiate on NSHAMA launches, pricing is largely fixed by release, so the leverage sits in unit selection — park-facing stacks and corner layouts are the ones that resell first.

An illustrative scenario: a Dubai-based family upgrading from a JVC apartment compared Camden duplexes against a ready townhouse elsewhere in Dubailand. The duplex won on price and community; the ready townhouse won on immediacy. They bought the duplex with the 2028 handover — but only after we confirmed the 50% completion payment was fully covered by a planned property sale with a six-month buffer.

Which NSHAMA project suits you

  • Lowest entry / first purchase: Berkshire Park (AED 925,000) — the cheapest current ticket into an operating Dubai community.
  • Fastest income: Hillcrest (June 2027) — earliest announced handover.
  • Family space: Camden and Berkshire Park three-bedroom duplexes (to ~2,400 sq ft) are the largest formats.
  • Park-side living: Alton fronts Town Square’s central park — the premium address within the community.
  • Cash-flow sensitive: avoid the 10/30/60 buildings unless the completion sum is already reserved.

Expert view from Bramwell & Partners

Town Square is one of the few Dubai communities where we tell value buyers to visit before they analyse: the parks, shops and schools are real, and the sub-AED 1 million entry price is genuinely scarce. But two cautions from our advisory desk. First, treat NSHAMA’s ongoing launch pipeline as a ceiling on your resale price — exit timing matters more here than in built-out districts. Second, for overseas investors comparing at the AED 1–1.2 million level, Abu Dhabi now competes directly: Modon’s Muheira on Al Reem Island starts at AED 1.2 million with a 5/45/50 plan, a 2% registration fee instead of Dubai’s 4%, and island scarcity rather than a developer’s own pipeline as the supply backdrop. Both are sound; they are different risk shapes. We model both for clients before they choose.

What to verify before reserving

  1. Project registration and RERA permit via the DLD Project Status Enquiry tool or Dubai REST.
  2. Payments only into the project-specific escrow account.
  3. The SPA schedule matches the advertised plan (10/40/50, 10/35/55 or 10/30/60), and whether instalments are date- or milestone-linked.
  4. Service charge per square foot in writing.
  5. Walk a completed phase (Maha Townhouses, Shams) and the central park before reserving an unfinished one.
  6. Compare the unit’s price per square foot against ready Town Square resales — start with our properties archive.

Frequently asked questions

Is NSHAMA a reliable developer?

NSHAMA has delivered Town Square in phases since 2017, with its most recent completion (Maha Townhouses) handed over in Q3 2025. That record is visitable rather than claimed. It is a private company without published audited figures, so verify each project’s registration and escrow through the DLD and inspect finished phases in person.

Does NSHAMA build anywhere outside Town Square?

No. Every current NSHAMA project is a phase of Town Square Dubai. That simplifies comparison — buildings differ on price, plan and handover, not location — but concentrates your exposure in one community and one developer’s pipeline.

What payment plans does NSHAMA offer?

Mostly 10/40/50: 10% booking, 40% during construction, 50% at handover. Ellison uses 10/35/55; Fiori and Olbia use 10/30/60. All are construction-linked instalment plans without post-handover tails — plan the 50–60% completion payment around the 50% off-plan mortgage cap.

What is the cheapest NSHAMA project?

Berkshire Park, from AED 925,000 with handover around August 2027. Six of the ten current launches start below AED 1 million, making NSHAMA one of Dubai’s most accessible entry points for a community with operating amenities.

Is Town Square a good investment?

For value-led buyers, yes with caveats: genuine rental demand from families, entry prices below most Dubai districts, and a functioning resale market. The constraints are car-dependence (no metro), 25–35 minute commutes to central Dubai, and resale competition from NSHAMA’s own future phases until build-out completes.

Can foreigners buy NSHAMA off-plan in Town Square?

Yes — Town Square is a Dubai freehold area open to all nationalities. Overseas buyers should plan fund transfers, the 4% DLD fee and the 50% off-plan mortgage LTV cap into their budget from the start.

NSHAMA vs Emaar’s value communities — which is better?

NSHAMA undercuts Emaar’s accessible communities (e.g. Emaar South) on entry price while offering more mature day-to-day amenities than most new Emaar phases. Emaar scores higher on resale liquidity and multi-community diversification (18/20 vs 13.5/20 in our ranking). Value buyers with a 5+ year horizon can justify either; liquidity-focused buyers lean Emaar.

The bottom line

NSHAMA is a focused, proven value developer: a decade of visitable delivery, sub-AED 1 million entry prices, and payment plans that reward buyers who plan the completion payment early. Its 13.5/20 score reflects solid execution discounted for single-community concentration — the one risk no payment plan can diversify away.
